It seems like not a week goes by without a new project being proposed for Warner Center. The latest addition to the jam-packed roster of developments planned in the neighborhood is a California Home Builders mixed-use project near Oxnard Street and Canoga Avenue.

The development at 21300 Califa Street would include two structures, one residential and one of office space. Both would be designed by the architecture and planning firm Newman Garrison + Partners.

The residential building would be a five-story mixed-user with a total of 206 rentals—a mix of studios, one- and two-bedrooms, and live/work units. The dwellings would range from 569 to 1,230 square feet.

The second building in the project would take the form of a 24-story tower, containing nearly 220,000 square feet of office space.

The project, which would span more than 2 acres, will need city approval before construction can start.Developers expect to construct the buildings in two phases, with the residential component as phase one.

Not far from this proposed project, another development, with 1,000 apartments and condos, is planned. That development, near DeSoto and Burbank avenues, would also include a 24-story hotel and a trio of 15-story office buildings, says developer Adler Realty.

To the north of Oxnard Avenue, a project with 274 apartments and a 12-story office building is in the works.

California Home Builders and Newman Garrison + Partners are also working on two projects in the area that, together, would hold almost 600 apartments.
